Mascarat Altea and Campomanes form the northern part of Altea, right on the boundary with Calpe. A marina, small coves and direct access to the N-332 make it the natural way in from Benidorm or Calpe. It is one of the most sought after areas for buyers who want the sea close by without paying the price of the seafront in the town centre.
Because the area climbs from the shore up the hillside, two homes a few hundred metres apart can offer very different daily lives.
What kind of homes will you find in Mascarat and Campomanes?
Mascarat and Campomanes offer sea view apartments, many in low rise buildings set into the slope, and detached villas on the higher levels with their own plot and pool. It is a more varied area, in price and property type, than the old town or Altea Hills.
You will find everything from two bedroom apartments to villas on several levels with panoramic views over the bay. See the current villas for sale in Altea and apartments for sale in Altea to compare what is on the market now.
What makes the Mascarat marina and coves the main draw?
The Mascarat marina gives the area a use found nowhere else in Altea: many buyers here own a boat or want to be close to water sports. The small coves nearby, quieter than the main beach in the town centre, are another strong reason for buyers who put peace ahead of services.
Not every property has walking access to a cove. Homes on the lower levels, near the marina, do. Homes on the higher levels gain views, but need a car to get down to the coast. If walking to the water matters to you, make it one of the first questions about each listing.
Can you keep a boat at the Mascarat marina?
The Mascarat marina has berths for leisure boats and the usual services of a mid sized marina: fuel, basic maintenance and restaurants on the quay. If your plan includes your own boat, check berth availability and fees directly with the marina office. Both change with demand each season, and neither depends on the estate agency.
If you have no boat but enjoy a harbour atmosphere, the marina still offers a promenade, restaurants with terraces on the water and, in season, boat hire and excursions.
Is the N-332 an advantage or a drawback in Mascarat?
The N-332 is both: it links Mascarat directly with Calpe to the north and with Altea town centre and Benidorm to the south, and it brings traffic noise to the homes closest to it, especially in July and August. That direct link makes the area very practical if you move around the Marina Baixa often.
Before buying, ask to view the home at midday on a high season day. Noise changes a great deal between winter and summer, and between a plot next to the N-332 and another one 100 metres further up the hillside.
How do the levels of Mascarat differ, from the coast to the hillside?
Mascarat is organised in clearly distinct levels according to height above the sea, and each level offers a different daily life. On the lowest level, near the marina and the N-332, apartments have quick access to the coast but more exposure to traffic noise. Higher up the slope, villas gain panoramic views and quiet, in exchange for a longer drive to the marina and the coves.
| Level in Mascarat | Typical homes | Access to coves and marina | Traffic noise |
|---|---|---|---|
| Lower level, near the marina and the N-332 | Apartments | A few minutes on foot for some homes | More exposed, especially in July and August |
| Higher level, up the hillside | Villas with plot and pool | Car needed to reach the coast | Sheltered from the traffic |
This variation inside one area matters. Two properties labelled "Mascarat" on a property portal can offer completely different lives depending on their exact height. Always ask for the precise location on a map before you rule a home in or out on the name of the area alone.

What is daily life like in Mascarat?
Local shops in Mascarat itself are limited, so the weekly shop and everyday errands usually mean driving to Altea town centre or across to Calpe, which is just as close along the N-332. That makes Mascarat convenient if you regularly move between the two towns, and less practical if you want to handle everything without leaving the neighbourhood.
What Mascarat has in abundance is landscape. The combination of sea, mountain and marina in a fairly small space is hard to find in other parts of Altea. It explains why much of the demand comes from buyers who already know the town and look for Mascarat specifically, for a character distinct from the centre.
Who does Mascarat Altea suit?
Mascarat suits buyers who want to be near the sea and water sports without paying seafront prices, and who do not mind depending on the car to reach Altea town centre, about 10 to 15 minutes away depending on traffic. It also suits buyers who want a villa with panoramic views on a smaller budget than Altea Hills would need.
It is not the best choice if you want village life on foot, or if the noise of a nearby national road would bother you in high season. In that case, the old town or Altea Pueblo will fit your routine better. Stock and prices change all the time: compare homes to renovate with updated ones, and remember that asking prices are not municipal statistics of closed sales.
What tax do you pay when buying in Mascarat?
As of November 2026, buying in Mascarat carries the same taxes as the rest of the Valencian Community: 9 % ITP on a resale home, rising to 11 % on the whole taxable base when the property is worth more than 1,000,000 EUR, under Ley 13/1997, article 13 (BOE). A new build instead pays 10 % VAT (Ley 37/1992, article 91) plus 1.4 % AJD, the stamp duty on the deed, or 0.1 % AJD if it will be the buyer's main home (Ley 13/1997, article 14).
If the seller is not tax resident in Spain, the buyer withholds 3 % of the price and pays it with form 211 within one month (non residents income tax law, article 25.2). Purchase taxes and costs come to 9.4 % to 10.1 % of the price for a resale home up to 1,000,000 EUR, and 11.1 % to 11.3 % above that. For a new build they come to 11.8 % to 12.5 % as a second home and 10.5 % to 11.2 % as your main home. The tax is exact; the notary, Land Registry and gestoría part is an estimate, and it does not include a lawyer or mortgage costs. The ITP taxable base can be higher than the agreed price, so check the reference value before calculating the tax.
This is general guidance, not tax advice: confirm your case with a lawyer or adviser before signing, especially if the sale involves a non resident seller.

- What sets Mascarat and Campomanes apart from the rest of Altea?
- Their closeness to the marina and to small coves, plus direct access to the N-332, which makes the area the natural gateway from Benidorm or Calpe. The area mixes sea view apartments near the coast with villas on the hillside, so price and lifestyle vary more than in the old town or Altea Hills.
- Is there traffic noise in Mascarat?
- Yes, on the stretches closest to the N-332, especially in high season. Plots higher up the hillside are sheltered from the traffic and usually have better views. Visit at midday on a summer day before buying, because noise changes a lot between winter and summer and between neighbouring plots.
- How much does an apartment in Mascarat cost?
- The price depends on the exact location, floor area, condition and views. There is no fixed price for the area. Compare homes to renovate with updated ones, check the available listings and compare equivalent properties, keeping in mind that asking prices are not statistics of closed sales.
- Can you walk to a cove from Mascarat?
- It depends on the specific home. Some properties on the lower levels, near the marina, are a few minutes' walk from small coves. Homes on the highest levels of the hillside gain views but need a car to get down to the coast, so ask for the exact location on a map.
- Can you keep a boat at the Mascarat marina?
- The Mascarat marina offers berths for leisure boats, along with fuel, basic maintenance and restaurants on the quay. Berth availability and fees change with demand each season and do not depend on the estate agency, so check them directly with the marina office before you buy with a boat in mind.
