What is for sale in Altea
The Altea portfolio mixes three very different kinds of home. Apartments and penthouses are concentrated in town, on the seafront and around the old town. Village houses and townhouses sit in the old town and in Altea Pueblo. Villas with a plot and pool are spread across Altea Hills, the Sierra de Altea, Mascarat and Altea la Vella.
If you already know what you want, go straight to villas for sale in Altea or apartments and penthouses for sale in Altea.
Choosing an area
The question that decides most is not the price but how much you want to rely on the car. The old town and Altea Pueblo are lived on foot: market, schools, pharmacy and beach nearby. Altea Hills and Altea la Vella give you more space, views and quiet in exchange for driving everywhere. Mascarat and Campomanes sit by the marina, on the border with Calpe. We compare them one by one in the guide to the areas of Altea.
Before you make an offer
- Ask for the nota simple from the Land Registry to check the owner and any charges.
- Check the energy performance certificate, which every sale requires.
- In developments and apartment blocks, ask for the real community fees of the last year.
- If you are thinking of holiday lets, ask the town hall first whether the address admits a tourist dwelling: since 2026 no new ones are admitted in the old town or on the seafront, and a registration does not pass to the buyer.
Taxes and buying costs are broken down with worked examples in the guide to buying costs. If you are coming from abroad, start with buying a house in Altea as a foreigner.
Frequently asked questions
How much does a house in Altea cost?
It depends heavily on the area and the type of home. The figures strip on this page shows the lowest, median and highest asking price in our portfolio today. A flat in town and a villa in Altea Hills can be millions of euros apart.
What are the costs of buying a home in Altea?
A resale home pays transfer tax (ITP); a new build bought from the developer pays VAT plus stamp duty (AJD) on the deed. On top of that come the notary, the land registry and the gestoría, plus a lawyer if you hire one. Current figures and worked examples are in our guide to purchase taxes and costs in the Valencian Community.
Can a non resident foreigner buy in Altea?
Yes. You need an NIE number, a Spanish bank account for the payments and, if you borrow, a non resident mortgage. The purchase works the same as for a Spanish buyer; the difference is in the taxes you pay afterwards.
Is Altea la Vella part of Altea?
Yes. It is an inland district of the municipality of Altea, about five kilometres from the sea, with larger plots and fewer neighbours. That is why its homes appear on this page.
