What does this Altea Hills page include?

Every listing we hold inside Altea Hills appears here. Most are villas on one or several levels, set on their own plot with a pool and terraces facing the sea. When they come up, you will also see apartments in small complexes and empty plots for buyers who want to commission their own house.

Contemporary design dominates the estate: clean lines, wide glazing and infinity pools on the steeper plots. The Mediterranean-style villas with tiled roofs and arches tend to be older builds, and many of them are ready for an update.

Does every villa in Altea Hills have a sea view?

The view changes a great deal from one street to the next. The estate is laid out on several levels facing different ways, so some plots look towards the Peñón de Ifach, others over Altea bay and others up to the Bernia ridge. View the villa at two different times of day and check the outlook from the sitting room and the main bedroom as well as the garden.

What should you check before buying in Altea Hills?

  • The community charge and its history. Ask for several years of receipts, because road or security works push it up.
  • The condition of the pool, air conditioning and wiring in older villas.
  • How steep the drive up to the plot is, especially if you plan to live there all year.
  • Title and charges on the property, using the land registry extract explained in our guide to the nota simple.

Who buys on the estate and what the security covers is set out in our Altea Hills guide. If you are weighing Altea Hills against the marina side of town, read the guide to Altea's neighbourhoods and our page on Mascarat and Campomanes.

Who is Altea Hills right for?

Second-home owners who spend months away and value the controlled entrance, and families who want outdoor space with neighbours at a distance. It suits less well anyone who wants to walk to the bakery or live among the bustle of the town.

If one of these villas catches your eye, request a viewing from the listing or ring our Altea office, and we will show you the real view from each plot.

Frequently asked questions

What kind of property is for sale in Altea Hills?

Mostly detached villas on their own plots, with pools and terraces, and most of them in a contemporary style with large glazed walls. Apartments in complexes with a shared pool and empty building plots also come up. The listing on this page refreshes every day, so the mix changes as homes are added and sold.

Is Altea Hills a gated community?

Yes. Altea Hills has access control at the main entrance and patrols on the shared roads. That security covers the estate, not the inside of each plot, so an alarm or private monitoring is the owner's own expense. The service has varied between phases of the estate, so ask about it for each villa you view.

Can you live in Altea Hills without a car?

Not easily. There are no shops, pharmacy or public transport inside the estate, so every errand, the school run and the beach all mean driving. Altea old town is around 15 minutes by car from the middle of the estate, depending on the villa, longer in summer when the N-332 by the main entrance gets busy.

What are the running costs of a villa in Altea Hills?

On top of the purchase taxes and fees, owners pay the estate's community charge, which funds security, road upkeep and shared areas and differs by phase. Ask for the last few years of receipts before you make an offer. Purchase taxes are covered in our guide to buying costs in the Valencia region.
