What kind of homes are for sale in Albir and Alfaz del Pi?
The listings fall into three settings. In l'Albir you will mostly find detached villas on quiet residential roads a short walk from the beach, plus flats in low-rise blocks near the promenade. On the slopes of the Serra Gelada there are villas looking out over Altea bay. Inland, around the old village of l'Alfàs, houses come with bigger plots and far less summer traffic.
Should you buy in Albir or in the village?
L'Albir is the choice if you want the beach, the promenade and restaurants on foot. It gets busier in high season, and holiday lets are common on some streets. The village of l'Alfàs looks inward, with local shops and the pace of a place where people live all year. The two are a few minutes apart by car, so the choice comes down to how you want to spend your days.
Who does Alfaz del Pi suit?
Buyers from northern Europe have settled here in numbers, and the Norwegian community is a large one, so newcomers find neighbours and services used to people arriving from abroad. Spanish families looking for a lively town next to Altea outside the summer also do well here, as do walkers and runners who want the Serra Gelada on the doorstep.
What should you check before signing?
Before you make an offer, ask for the nota simple and compare it with the Catastro record: undeclared extensions are common on older estate villas. In a block in l'Albir, read the minutes of recent owners' meetings for planned special levies. If you are buying from abroad, read our guide for foreign buyers and how to read a nota simple. If you are torn between this area and Altea itself, compare them in our guide to Altea's neighbourhoods or browse property for sale in Altea.
To view any of these homes, get in touch or drop into our Altea office, a few minutes' drive from l'Albir.
Frequently asked questions
Are Albir and Alfaz del Pi the same place?
They are one municipality, l'Alfàs del Pi. The old village lies inland, with the main square, the town hall and a local feel. L'Albir is the coastal part, with Albir beach and its seafront promenade. Villas on residential estates are spread across both, on the slopes of the Serra Gelada and on the hills further inland.
What is the Serra Gelada Natural Park?
It is a natural park of the Generalitat Valenciana that protects both land and sea. It protects the ridge between l'Albir and Benidorm, with its cliffs and seabed. The walk from l'Albir to the Albir lighthouse is one of the busiest routes in the regional network of natural areas and is gentle enough for most people.
Is there public transport between Albir and Altea?
Yes. The TRAM d'Alacant coastal line between Benidorm and Dénia stops at l'Albir and at Altea, and in Benidorm you can change for the line into central Alicante. Check the current timetable on the TRAM d'Alacant website before planning your daily routine around it.
What should you check before buying a villa in Alfaz del Pi?
Compare the land registry extract with the Catastro record, because pools, enclosed porches and extensions are sometimes missing from the deeds. On an estate, ask for the community charge receipts. Purchase taxes are the same as anywhere else in the Valencia region, and our guide to buying costs explains them.
