Altea Hills, the Sierra and Altea la Vella
Villas in Altea fall into three quite different settings. Altea Hills is a gated development on the hillside facing the bay and the Peñón de Ifach, with its own security and private roads: most of our designer villas are here. The Sierra de Altea and Altea la Nova climb behind the town, with terraced plots and open views. Altea la Vella, about five kilometres from the sea, offers larger plots and fewer neighbours.
We know Altea Hills well and explain it in detail, community fees included, in our Altea Hills guide.
What to check in a villa
- Orientation and the view from the rooms, not just from the terrace. A sea view from the living room is not the same as one from a hallway window.
- Access and slope. Many plots are on a hillside: see how you get up by car and on foot.
- Condition of the pool and services. Ask how old the pool pump, the roof and the air conditioning are.
- Permits for any extensions, comparing the built area with what the Cadastre and the Land Registry show.
Buying without rushing
A villa is the purchase where seeing it in person and comparing several matters most. We show you the ones that fit your real budget, with buying costs already counted, as set out in the guide to buying costs. If you would rather have something smaller, see the apartments for sale in Altea; if inland nearby works for you, the villas for sale in La Nucía.
Frequently asked questions
Where are the villas in Altea?
Mostly in Altea Hills, the gated development with its own security next to Mascarat, and on the slopes of the Sierra de Altea. Altea la Vella, inland, offers bigger plots and a more rural feel.
What are the running costs of a villa in Altea?
Municipal property tax (IBI), refuse collection, insurance, garden and pool upkeep and, in developments such as Altea Hills, the community fee. Ask for last year's bills before you make an offer: they are the most reliable way to know the annual cost.
Does a new build villa pay the same taxes?
No. A resale villa pays transfer tax (ITP), while a new build bought from the developer pays VAT plus stamp duty (AJD) on the deed, at a different rate if it will be your main home. In both cases you add the notary, the land registry and the gestoría. Current figures are in our guide to purchase taxes and costs in the Valencian Community.
Can I let my villa to holidaymakers when I am not using it?
Only with a tourist rental licence, and not every home or community allows one. Check before you buy if rental income is part of your plans.
