What is on this Polop page?

Most listings are detached villas on the estates around the village, each with a plot, a pool and a covered terrace. Many were built for people living in Spain all year, with several bedrooms and a garage. Village houses on several floors appear in the centre of Polop now and then, and on the outskirts you may find a house with land for growing.

Village centre or hillside estate?

In the centre of Polop you live a few steps from the Plaza dels Xorros, with bars, shops and the church close by, in narrower houses without a pool. On a hillside estate you gain a plot, views of the Ponoig and quiet, but every errand means the car. Estates differ a lot in the state of their roads and services, so drive round them before you start viewing houses.

What should you look at before buying a villa in Polop?

  • Which way the plot faces and how steep it is, since both decide winter sunshine and how easy the house is to reach.
  • Whether the estate has been adopted by the town hall, and the type of drainage.
  • That the deeds, the Catastro and what is actually built all match, pools and outbuildings included. Our guide to the nota simple shows how to check.
  • If you are moving with children, real journey times to local schools, covered in schools in and around Altea.

Who is Polop right for?

Families and residents who work in the Marina Baixa and want more space for their money than on the coast. It also suits anyone drawn to the inland life we describe in our guide to Altea la Vella, with a proper village around them. To compare with the town next door, see villas for sale in La Nucía.

Frequently asked questions

Where is Polop and what is it known for?

Polop de la Marina is an inland municipality in the Marina Baixa district, next to La Nucía and at the foot of the Ponoig mountain. It is best known for the Font dels Xorros, a fountain with rows of spouts in the Plaza dels Xorros, fed by mountain springs. The village is also home to the house museum of the writer Gabriel Miró.

What kind of villas are for sale in Polop?

Mostly detached villas on hillside estates, many with a pool and mountain views. In the village itself, terraced townhouses on several floors come up from time to time, and on the outskirts the odd house with farmland. Each listing on this page gives both the plot size and the built area.

Do you need a car to live in Polop?

On most estates, yes. The village centre has shops, the town hall and everyday services, but the hillside villas are several minutes' drive away. For the beach and bigger shopping trips, people head down to La Nucía, Altea or Benidorm. Work out those journeys from the exact location of each villa before you decide.

What should you check on a villa on a Polop estate?

Find out whether the town hall has formally adopted the estate, because that decides who maintains the roads, street lighting and sewers. Ask whether the house is on mains drainage or a septic tank, and check that the pool and any extensions appear in both the deeds and the Catastro.
