What kind of land is on this page?
The listings cover three classes of land. Urban plots sit on estates with roads and utilities in place, many on a slope with a sea view. Development land still needs its planning scheme, so the wait before you can build is longer and less certain. Rural estates, mostly towards Altea la Vella and the inland part of the municipality, suit an orchard, a vegetable garden or an existing farmhouse.
How do you choose a building plot in Altea?
Start with what the plot allows, then look at the view. A plot with a fine outlook is worth little if its buildable area will not take the house you have in mind. Look closely at:
- Orientation, which sets your winter light and summer heat.
- The gradient, which adds to the cost of walls, access and the pool.
- What can be built below you, because an open view today can close up once the next plot is developed.
- Access for construction lorries and whether water, power and sewerage really reach the boundary.
What are the steps to buying a plot?
- Ask Altea town hall for the planning report and get the land registry extract, explained in how to read a nota simple.
- Have an architect study what fits and give you a first build estimate.
- Sign a deposit contract with a get-out clause if the licence or the mortgage is still uncertain.
- Complete at the notary, finish the project and apply for the building licence.

Frequently asked questions
What is the difference between urban, development and rural land in Spain?
Urban land, suelo urbano, already has roads and services, and a serviced plot can be built on with a licence. Development land, suelo urbanizable, needs a planning scheme to bring in roads and utilities first. Rural land, suelo rústico or no urbanizable, allows very limited uses and new homes are tightly restricted. Altea's general plan sets each plot's class.
How do you find out what you can build on a plot in Altea?
Ask Altea town hall for a planning report on that specific plot. It states the land class and the limits on what you can build: buildable floor area, plot coverage, height and setbacks from the boundaries. Have an architect run a feasibility study as well, and do it before you sign the deposit contract.
What does building a house on a plot cost on top of the land?
Allow for the architect's project, the building licence with its fee and the municipal construction tax, a soil survey, connections for water, electricity and sewerage if they do not reach the plot, and the build itself. On steep plots, retaining walls and foundations take a large share of the budget.
Can you build a house on rural land in Altea?
Only in specific cases set by Valencian planning law and the municipal plan, with minimum plot sizes and prior approvals. Before buying a rural estate to live on, check whether it already has a legal, registered house and ask for a planning report. A lawyer who specialises in planning law is worth the fee here.
