Not every view is worth the same

An open sea view from the living room and terrace is not the same as a side view between two buildings. Before paying for a view, look at three things: which rooms you see it from, which way the home faces, since east and south get light all day, and what could be built in front.

Where the views are in Altea

  • Altea Hills. The gated development next to Mascarat faces the bay of Altea and the Peñón de Ifach. Not every plot has a clear view: it depends on height and orientation.
  • The Sierra and Altea la Nova. They climb behind the town, with terraced villas looking over the old town to the sea.
  • First and second line. Apartments and penthouses by the promenade and La Roda beach, with the sea across the street.
  • Mascarat and Campomanes. Next to the marina, with apartments in developments and villas on the slopes.

Before you buy

Visit at different times of day or ask for photos and video from the main rooms. Our guide to the areas of Altea explains what each part of town offers, and the Altea Hills guide covers which plots have the most open views. For the whole portfolio, see property for sale in Altea.

Frequently asked questions

What does it mean when a listing says sea views?

In our listings, that the sea can be seen from the home or its terrace. It does not separate a front view from a side view, or a view from the living room from one from a single window. That is why it is worth checking on the viewing or asking for a video.

Which parts of Altea have the most sea view homes?

Altea Hills, which faces the bay and the Peñón de Ifach, the slopes of the Sierra de Altea and Altea la Nova, and the first and second line, where the sea is across the promenade.

Can a sea view be lost over time?

Yes, if something is built in front. Before you buy, ask Altea town hall what the zoning plan allows on the plots between the home and the sea.

What should I know about buying on the seafront?

That Spain's Coastal Law can limit works and refurbishments in the strip closest to the sea, and that salt air makes upkeep of facades, window frames and air conditioning more expensive.
