Property Valuation in Altea: How Homes Are Really Priced

Property valuation in Altea based on closed sales of comparable homes, not asking prices. Why online valuation tools miss the mark in this town.

A property valuation in Altea comes down to one question: what has someone actually paid, recently, for a comparable home in your area? Your neighbour's asking price does not answer it, and neither does an online calculator that only knows your postcode.

Stock and prices change all the time. Asking prices on the market are useful for comparing equivalent homes, but they are not municipal statistics of closed sales.

How do we value a property in Altea?

We value a property in Altea from closed sales: real transactions of the last few months in the same area, with similar size, condition and features. An active listing shows an aspiration. A seller may have gone six months without lowering the price precisely because the price is wrong. A closed sale is a fact.

On that base we adjust for what pushes the price up or down within the comparison:

  • Condition. A home ready to move into sells for more than one that needs a full renovation, even with the same floor area.
  • Orientation and views. South or south west facing with views of the sea or the Peñón de Ifach adds value directly in closed sales.
  • Floor and light. In buildings with several floors, upper floors with an open view sell above lower ones, even within the same block.
  • Community fees. Communities with a pool, gardens and security charge higher fees, and that shapes which buyers the final price suits.
  • Planning and paperwork. Unregistered works, or a floor area that differs from the Catastro record, reduce what a buyer with a mortgage will offer, because the bank checks both.

What do we check when we visit your house in Altea?

When we visit your house in Altea, we look at it the way a real buyer will: usable area, installations, noise, parking and shared areas. Each of these changes what someone is willing to pay, and none of them shows up in a postcode tool.

  • Usable area against built area. They do not always match, and a buyer with a mortgage relies on the figures in the Catastro and the Land Registry.
  • Age of the installations, especially wiring and plumbing. In old town houses renovated in stages, these can vary a lot from one room to the next.
  • Noise and traffic. Homes on the front line of the N-332 or close to main roads lose more value than owners expect, and an algorithm cannot measure noise from an address.
  • Parking spaces and storage rooms. They are scarce in Altea Pueblo and in the old town, and they raise the price directly when they exist.
  • Condition of shared areas, if the home is in a community. A well kept pool or garden shows in how fast the home sells, as well as in the price.

What moves the price of a home within the same area of Altea?

Within one area of Altea, views, legal paperwork, floor area records, pending levies and plot size move the price most. The table sums up the typical direction of each factor. A derrama is a special levy voted by the community of owners for specific works.

Factor Typical effect on the price
Views of the sea or the Peñón de Ifach Upwards, clearly above the same home without views
Recent renovation with permits in order Upwards, compared with original condition or works without paperwork
Floor area that differs from the Catastro record Downwards, and it delays the buyer's mortgage
Community with a pending derrama Downwards until it is clear who pays it
Large plot in an inland area Upwards for a buyer who wants quiet, neutral or irrelevant for one who wants to be near the beach

Is an agent's valuation the same as a bank valuation in Spain?

An agent's valuation and a bank valuation are two different documents. Our valuation is a commercial estimate: the price at which you can reasonably sell within three to six months, based on real closed sales. A tasación is the formal valuation report the buyer's bank orders before granting a mortgage. An approved valuer signs it and follows a regulated method. British sellers will find it closer to a UK mortgage valuation than to a full survey.

The two numbers are often similar, but they do not always match. If your home has unregistered works, or a floor area that differs from the Catastro record, the bank valuation can come in below the agreed sale price. The buyer then has to renegotiate or put down a larger deposit. Spotting that risk in the first commercial valuation, before the arras contract is signed, avoids renegotiating halfway through the sale.

Why do online valuation tools get Altea wrong?

Online valuation tools get Altea wrong because they group data by postcode, and Altea mixes very different markets within a few minutes of each other. These tools work reasonably well in uniform areas, such as a district of identical blocks built in the same year. Altea is a different kind of town.

Within a short drive you find the old town with century old village houses, designer villa urbanisations such as Altea Hills, inland areas with large plots such as Altea la Vella, and beachfront property. A postcode tool cannot tell a street in the old town from another one two hundred metres away with sea views.

Two streets apart in Altea, the price of a similar home can change noticeably. A generic algorithm misses that, and a local valuation picks it up. We go through this variety area by area in our guide to Altea's neighbourhoods.

How does the asking price affect how long your Altea home takes to sell?

The asking price decides how long your home in Altea stays on the market. A home priced correctly from day one attracts serious offers in the first weeks. An overpriced home goes months without viewings and picks up the label of a property that has been for sale too long among buyers who follow the market.

That label costs money. The overpriced home usually ends up selling below what it would have fetched with the right price from the start. If you are a non resident owner, also read about the taxes on selling a house in Spain before you fix your price, so you know what you will net.

Ask for a valuation based on real data from your area

A serious valuation needs someone to see the property in person. Ask for your free valuation and we will compare your home with recent closed sales in your street or urbanisation, rather than an average for the whole postcode.

If you already know you want to sell but are unsure where to start, the full process is in selling a house in Altea step by step. And if you would rather talk it through with someone on the team, get in touch.

Frequently asked questions

How do I find out what my house in Altea is worth?
Compare closed sales of similar homes in your own area, adjusted for condition, orientation, floor and views. Active listings do not answer the question, because they show what other sellers are asking. The useful figure is what buyers have actually paid recently for a comparable property in the same street or urbanisation.
Why do online valuation tools give different prices for the same house?
They work with data grouped by postcode and cannot tell one street, one floor or one view from another within the same area. In a varied town such as Altea, that lack of detail produces errors of tens of thousands of euros, because homes a few minutes apart can belong to very different markets.
Which factors raise the price of a house in Altea the most?
Views, orientation, accessibility, condition and community fees all affect the valuation. A top floor flat with no lift can narrow the pool of buyers. There is no fixed percentage premium for any of these factors: each one is weighed against closed sales of comparable homes in the same area.
Is a valuation from Azur Invest free?
Yes. We visit the property, compare it with recent real sales in the area and give you an indicative sale price range, at no cost and with no obligation. The visit lets us check what a postcode tool cannot see, such as noise, light, the state of the installations and whether the paperwork matches the property.
Is an agent's valuation the same as a bank valuation in Spain?
No. An agent's valuation estimates the price you can reasonably sell for. A bank valuation (tasación) is a formal report the buyer's bank orders before granting a mortgage, signed by an approved valuer under a regulated method. The two figures are often close, but unregistered works or a floor area mismatch can push the bank figure lower.
