What kind of homes are for sale in Altea old town?

Altea's old town is the hill of whitewashed lanes crowned by the church of the Mare de Déu del Consol and its blue dome. Nearly everything for sale is a terraced village house on two or three floors, with internal stairs and a roof terrace or a patio. Around the edge you will find newer townhouses with more modern comforts in the same setting.

What changes when you buy a protected old house?

Buying here means working with the protection register for the historic quarter. Changes to the facade, roof and windows need town hall consent, and the protection level can vary between two houses in the same lane. Beyond the paperwork, survey the house for what it is, an old building:

  • Damp in load-bearing walls and on the ground floor.
  • The state of beams and floors, especially in unrestored houses.
  • Stairs, if anyone in the family has limited mobility.
  • Wiring and plumbing, which often need replacing.

Who does old town living suit?

People who want to live on foot, with shops, restaurants and the lookout outside the door, and who value character over floor space. It does not suit buyers planning a holiday let: since 2026 Altea's Ordinance 4-8 admits no new tourist dwellings in the old town, as our holiday rental licence guide explains. Frequently asked questions

Can you renovate a house in Altea old town?

Yes, with prior consent from the town hall for anything affecting the facade, roof, openings or outer volume, because the old town is protected. Inside you have more freedom. Each building carries its own protection level in the municipal register, so ask for a planning report on the specific house before you buy.

Do old town houses in Altea have parking?

Very few have their own garage, because the streets were laid out long before cars. Owners use the public car parks around the edge of the old town or the regulated street parking. If a garage is essential for you, a home in the newer part of town or on an estate will suit you better.

Can you let an old town house to holidaymakers?

In almost no case. Since 2026 Altea's Ordinance 4-8 admits no new tourist dwellings in the old town, except the full rehabilitation of a traditional or listed building, and an existing registration does not pass to the buyer, who needs a new responsible declaration and a new municipal report. Ask the town hall about the specific address before you sign a deposit contract, and read our guide to holiday rental licences in Altea.

Is Altea old town noisy at night?

It depends on the street. The squares and the lanes near the lookout are lined with bars and terraces that stay busy late in summer. A few streets away, the old town is far quieter. View the house on a Friday or Saturday night in summer as well before you decide.
