What kind of country houses are listed here?
You will find working fincas with a house, country homes already restored or waiting for work, and the occasional village house in one of the inland centres. Many come with almond or olive trees and dry-stone terraces, and some still have a well or a cistern. These are homes for people who want a mountain horizon and dark night skies, with the coast a drive away.
How do these inland villages differ?
- Callosa d'en Sarrià is the home of the protected-origin loquat and sits close to the Fonts de l'Algar waterfalls. Of the villages on this page, it is the shortest drive from Altea.
- Benimantell and Confrides lie in the Guadalest valley beneath the Serra d'Aitana, the highest range in the province of Alicante.
- Sella is tucked between the Puig Campana and the Serra d'Aitana, with climbing walls in the Barranc de l'Arc.
- Relleu and Orxeta sit in the south of the district, closer to Villajoyosa than to Altea.
- Xaló is in the Vall de Pop, known for its Saturday flea market by the river and its muscatel wine and mistela.
What should you check before buying a country house?
Make sure the access track is a public road or that the property has a registered right of way. Compare the built area in the deeds, the Catastro and on the ground, and ask the town hall for a planning report on any outbuildings. If the land borders woodland, ask what wildfire prevention duties come with it. How to read the charges on a property is in our guide to the nota simple, and wells and outbuildings are covered in our Altea la Vella guide.
Who are these houses for?
Remote workers and retired buyers who want room, a vegetable garden or animals, and anyone after a mountain bolthole near the sea. If you have not settled on how you will use the house, read buying to invest or to live. If you prefer land within Altea, see building plots for sale in Altea.
Give us a call and we will plan a day of inland viewings for you.
Frequently asked questions
Which inland villages does this page cover?
Relleu, Sella, Orxeta, Confrides, Benimantell and Callosa d'en Sarrià, all in the Marina Baixa district, plus Xaló in the Vall de Pop, which belongs to the Marina Alta. They are mountain or valley villages with a small historic centre and country houses scattered across the surrounding land.
What is a finca rústica and what does buying one involve?
A finca rústica is a property on rural land, which planning rules reserve for farming, forestry or nature. If it has a house, make sure the house is recorded at the land registry and in the Catastro with its true size, because extending or legalising buildings on rural land is very hard. Ask the town hall for a planning report before you make an offer.
How do country houses get water and electricity?
It depends on the property. Some are on the municipal water supply, while others rely on a well, a rainwater cistern or a shared irrigation scheme. Power may come from the grid or from solar panels with batteries. Ask where each supply comes from and what it costs, and, if there is a well, whether the Júcar river basin authority has licensed it.
Is a country house a good idea for living in all year?
It can be, if you are happy to drive for work, school and shopping and you have tested mobile and broadband coverage at the house itself. View in winter and after a few days of rain to see the state of the tracks. If you are unsure whether to live in the house or let it, our guide on buying to invest or to live helps you decide.
