What is on this Benidorm page?

This page shows the apartments, flats and penthouses we have for sale in Benidorm. Most are in tall blocks with a lift, a shared pool and a terrace, and some look out to sea from the upper floors. Our Altea office is a short drive away, so we arrange Benidorm viewings on the same schedule as those in town.

Which part of Benidorm should you buy in?

Each district of Benidorm suits a different way of using the flat:

  • Levante and the Rincón de Loix, for buyers who want atmosphere and strong holiday demand.
  • Poniente, for a long promenade, a calmer pace and a residents' feel.
  • The old town, for village lanes beside the Balcón del Mediterráneo, in lower buildings.
  • The higher and inland districts, for lower entry prices when a walk to the beach matters less.

If you are weighing Benidorm against other towns on the coast, compare their character in Altea, Benidorm, Calpe or Jávea.

What should you check before buying a flat in Benidorm?

In a tower, the building matters almost as much as the flat. Look at the charges, any levies and the state of the lifts and facade. Check which way the terrace faces, as that decides light, heat and view. If you are buying to let, separate holiday lets from long-term tenancies, because the returns and the rules differ, as holiday rental returns and buying to invest or to live explain.

Who is a Benidorm apartment right for?

Anyone who wants to live all year with the full services of a city, retired buyers looking for level walks, a promenade and public transport, and investors focused on rental income. If you prefer a quieter town, browse apartments for sale in Altea.

Frequently asked questions

What is the difference between Levante and Poniente in Benidorm?

Levante, east of the old town, is the busiest tourist area, with hotels, nightlife and the Rincón de Loix. Poniente, to the west, is the city's longest beach and has a more residential feel, with apartment towers along the promenade. The old town, on the headland of the Balcón del Mediterráneo, sits between the two.

What should you check on a flat in a tower block?

Ask for the community charge receipts, which in towers with several lifts, a pool and a concierge make up a real part of the monthly cost, and the minutes of recent meetings to spot special levies. Ask when the lifts and facade were last inspected, and check whether the parking space is included or sold separately.

Can you let a Benidorm apartment to holidaymakers?

Only if the property can be entered on the Valencia region's tourism register and both Benidorm's local rules and the building's own statutes allow it. The rules have changed several times in recent years. Our guide to holiday rental licences explains the process, and it is worth confirming before you sign a deposit contract.
